We can accommodate any home site with our designs, from a narrow lot located in town to a large country estate homesite, and everything in between. Whatever you choose, your new Kettler Forlines home comes with outstanding quality and craftsmanship, enduring value and exceptional service – all included at no extra charge. Building on a beautiful new Kettler Forlines home on your lot is as easy as these few simple steps:
Step 1. Establish your budget and obtain a mortgage pre-approval, if needed. We can even assist in obtaining financing, too!
Step 2. Home site visit. Every homesite is different - which means every homesite has its own lot development requirements. By doing an on-site consultation, we can evaluate the property and assess its features. We’ll discuss your ideas and offer advice that could save you time and money - both in design and construction.
Step 3. Design your new home. Visit one of our regional design centers and choose from the many finishes and choices that are available. We’ll guide you through the final home design and selections process to make your new home truly your own. Once your selections and custom touches are chosen, we can then determine a final price for your new home.
Step 4. Do the paperwork. We’ll prepare the Custom Home Agreement. Once the agreement is signed, you can finalize a loan with your lender.
Step 5. It’s time for permits. When the agreement is executed by all parties, Kettler Forlines Homes will obtain all the necessary permits from the municipality where your new home will be built. Permit fees, bond fees, if needed, any other fees required will be paid directly by you. As part of our service to you, Kettler Forlines Homes will gladly process the permit(s).
Step 6. Pre-construction meeting. Meet on site with our homebuilding team to review your specifications and selections.
Step 7. Permits are in hand! Let’s build your new home!
Step 8. Construction review. Prior to drywall being installed, we will schedule a pre-close-in walk-through with the Homebuilder and the Sales Manager to review the construction of the home and make any final adjustments needed.
Step 9. Homeowner orientation. Once your new home is complete, we will schedule a Homeowner orientation walk-through with you to explain all of the systems and features in your home and discuss their operation and maintenance. You also will receive all of the warranty information for equipment in the home as well as the Residential Warranty Corporation, LLC Ten Year Warranty plan.
Step 10. Home Sweet Home! Time to move in and begin enjoying your beautiful new customized home!
That’s it! We’ll schedule a follow-up walk-through at 90 days from occupancy and 1 year from occupancy. Any concerns or questions regarding your home can be addressed at that time.
